TERMS AND CONDITIONS FOR “FREE LAND PROMOTION” ON NORTHVILLE ESTATE.
1. Duration
This promotion commences on the 11th of August 2018 is valid till the number of plots set out for the purpose are fully subscribed to.
2. The promotion is on Ten (10) plots of our Northville Estate, Bogije, and Lagos State. Interested subscribers may subscribe to 300sqms/450sqms/600sqms. Provided always that; the size of building intended must be commensurate to the size of plot subscribed to taking into consideration all building regulations.
3. To be eligible to participate in this offer, subscriber(s) is/are expected to have met the following conditions;
(i) the subscriber must be ready to build and complete the building within one year from the date of allocation, and must be willing to sign a contract to that effect.
(ii) the subscriber will have to engage the services of Wey Construct Limited for the construction of the building.
(iii) the subscriber upon expression of interest will be expected to pay a non-refundable sign-on fee of Two Hundred and Fifty Thousand Naira (N250,000) to the company upon which the company will grant immediate allocation to the subscriber.
(iv) the subscriber will immediately make payments for (a) survey (b) Deed of Assignment (c) obtaining building approvals.
(v) the subscriber must evidence willingness to comply with the Estate Rules and Regulations hence, the subscriber must sign and return the Estate guideline to the Company.
(vi) the subscriber will make the mandatory twenty percent (20%) contribution towards the development fee.
(vii) The subscriber must pick a design from the available designs offered by the company. However, subscribers are free to tweak the interior designs to their taste but no modifications can be made to the exterior designs.
4. Upon expression of interest by a subscriber, the Company will;
– provide a layout for the project;
– virtual reality of the building types and estate layout;
– comprehensive brochure on the project.
5. Upon payment of the sign-on and ancillary fees, the Company will;
– grant instant allocation to subscriber(s);
– provide free architectural designs for the subscriber to choose from;
– provide structural designs;
– provide bill of quantities.
6. The subscriber and the Company will sign a Contract for the purpose of detailing specific terms of the engagement.
7. Upon the running of the estate, you’ll be expected to pay an annual service charge to be fixed at a later date.
8. The real estate industry like is a dynamic one, hence change is inevitable. However, Landwey will try to maintain the stability of variables within its control while any change, amendment or modification shall be communicated to subscribers. Such communication shall be via letters,
electronic mails, fax, short message service (SMS), handbill, posters, and any other means of communication. Correspondence shall be deemed to have been received by the Client having been sent to the subscribers’ last given address.
THEREFORE, THAT I HAVE READ AND UNDERSTOOD ALL THE TERMS HEREWITH AND IS ACCEPTABLE AND CONSENTED TO BY ME AND TO BE BOUND BY SAME
